The Guesthouse at Hanley Farm is an outstanding contemporary Frank Lloyd Wright inspired barn style building with banks of windows encapsulating magnificent bush views across Morton National Park.

Spend your time exploring the 520 acre property, or simply relax in the sun or by the fire. Hanley is also on the doorstep of the Southern Highlands which boasts many beautiful vineyards and cellar doors, speciality stores and cafes.

THE GUESTHOUSE

The Guesthouse at Hanley Farm consists of a colorbond clad pavilion with passive solar design features and banks of windows encapsulating magnificent bush views across Morton National Park.

Comfort glass windows, double insulated walls and ceilings, cross flow ventilation and the polished concrete floors help provide an even temperature all year around. The four bedrooms are carpeted for comfort. The slow combustion wood heater provides a cosy ambiance and ample warmth in winter. Air conditioning is also available for heating/cooling.

You can cook up a storm in the kitchen which includes an oven, fridge, dishwasher, Nespresso coffee machine (BYO pods), microwave, kettle and toaster. We stock the staples for guests like oil, salt, pepper and paper towel, and operate a ‘revolving pantry’ allowing guests to leave behind unopened pantry items for future guests to enjoy.

The cosy open plan living and dining area provides a central place to come together. The dining table has eight chairs and a highchair for your little one, if needed. With books, board games, DVDs, and Wifi available there is always something for everyone at this property.

There is one modern and sparkling clean bathroom in the Guesthouse for guests to share.

All bed sheets, doonas, blankets and bath towels are supplied for your stay and included in the price. There are no laundry facilities in the Guesthouse but, for longer stays, we can organise to do your laundry for a small extra fee.

THE OUTDOORS

The Guesthouse is situated in a fully enclosed garden with dog-safe fencing providing a safe environment for children and dogs. The garden boasts a huge natural stone paved entertaining area with outdoor picnic table, bar table with stools, BBQ and stone fire pit which makes the most of the magnificent views over the valley. There is a shade sail over the outdoor entertaining area in the warmer months.

There is a second pavilion on site which is often occupied by us, the owners. The Guesthouse is fully screened with separate parking, entrance, private outdoor entertaining area and has the best views on the property!

Guests are free to wander the property which offers around 100 cleared acres of fully fenced cattle paddocks with various unfenced dams. We have friendly boer goats and low-line steers on the property which are our paddock lawn mowers. We have a number of bee hives on the property situated away from the Guesthouse. If you're lucky you may be able to purchase some raw honey during your stay.

The remaining 420 acres is pristine bush with a creek through the valley. There are historic riding trails throughout the bush and untouched billabongs which can be discovered by the keen bushwalker. Wildlife includes wombats, kangaroos, deer, echidnas, rabbits, foxes and numerous bird species including eagles and falcons, all of which can be regularly spotted from the house! Enjoy walks to caves and picnic areas, roasting mashmallows around the outdoor fire pit, glorious sunsets and a brilliant night sky for stargazing.

*While we have Starlink wifi which has exceptional coverage, wifi cannot be guaranteed due to the location of the property. This is a service offered as a complimentary extra. As there is no charge for this service we will attempt to fix issues as they arise but cannot be held accountable.

CLEANING

A standard cleaning fee is added to the price. This fee does not cover the full costs that we pay to have the property deep-cleaned after each stay and we ask guests to leave the property in a tidy and respectful manner.

REQUIREMENTS FOR YOUR FUR-BABY

This property is dog friendly. There is a surcharge of $100 for up to 2 dogs. Please specify whether you are bringing a dog at time of booking and refer to our terms and conditions regarding pets. If you wish to bring more than 2 dogs, please let us know at the time of booking and we can see whether this can be accommodated.

There is a water and small food bowl at the property but you will need to bring all other pet supplies. Pets are strictly not allowed on furniture or carpet, and an additional charge will be incurred if extra cleaning is required because this requirement is not adhered to.

LOCAL SHOPS AND SIGHTSEEING

There is a general store located 10 minutes from the property. The store, known as The Midge, has basic goods (including ice, ice cream etc.), and some fruit and vegetables. It also has a café and serves delicious pizzas on Friday nights and burgers etc during the day.

Marulan (15 minute drive) has an IGA where you can get anything else you'll need. Marulan also has the two cafes, a bakery, general store, chemist and antique store.

Badgery’s Lookout (less than 10-minute drive) is a world class lookout offering spectacular views of the Shoalhaven Gorge (a 1500 foot drop to the Shoalhaven River) and Morton National Park. There is a picnic area with public toilets and a 3km walking track to the Shoalhaven River (2.5 - 3 hour round trip). A variety of bird species can be sighted around Badgery’s Lookout including Rockwarbler, Bell Miner, White-winged Chough, Peregrine Falcon, and Brown, Yellow-rumped, Buff-rumped and Striated Thornbill.

Long Point Lookout is off Highland Way, not far from the highway. A walking trail will take you from the lookout to the Shoalhaven River 500m below (90-minute return trip).

There are a number of long fire trails not far from our property where you can walk / ride bikes. We can provide you with directions during your stay.

Exeter (25-minute drive) has a lovely general store, café and antique store. Bundanoon (30-minute drive) is the northern gateway to Morton National Park. We recommend lunch at Potters Pantry where Sarah and the staff will take great care of you. Bundanoon also has a great pub, the Bundanoon Hotel with a swimming pool for guests to use. There is also a public pool further up the road from the Hotel. Little Jacks, a fabulous Thai restaurant, is located in Bundanoon. The best coffee can be found at DeliLicious in Bundanoon.

You may also wish to check out the Fairy Bower Waterfalls, the walks to which starts at Gambells Rest Picnic area or Fairy Bower car park, Morton National Park. Fitzroy Falls is also a popular attraction where you can follow a boardwalk along the creek, through restored native bushland, taking you to a lookout perched about 100m above the top of the spectacular falls.

Moss vale (30-minute drive), Mittagong and Bowral (40 minute drive) have some beautiful cafés, all the major stores and specialty stores including homewares. They are worth a visit! You might want to look up to see if there are any markets on during your stay.

Goulburn is a 30-minute drive down the Hume Highway. It has all the major stores including Coles, Aldi, Woolworths and Kmart, and a great selection of cafés and specialty shops. We recommend The Roses Café located just across from a park at 10 Montague Street. The park across the road has children’s play equipment and dogs are allowed on leashes.

WINE O'CLOCK

The Southern Highlands Wine Region boasts many beautiful vineyards and cellar doors, offering wine tastings, restaurants/cafés and vineyard tours.

Our favourites are:
•Artemis located at 46 Sir Charles Moses Lane off the Hume Highway in Mittagong. Artemis usually offers wood-fired pizzas on Sundays – it’s a great way to spend the afternoon.
•Tertini Wines located at Kells Creek Road, Mittagong (James Halliday 5 star winery – 2016).
- St Maur located at Old Argyle Rd, Exeter has such a stunning venue and great wines.
- Centennial Vineyards located at 252 Centennial Road,
Bowral NSW Australia has a lovely restaurant and is great for celebrating special occasions.

My husband and I live in the city but feel at home in the country, which is why we fell in love with Hanley Farm. We are also dog lovers, with two german shorthaired pointers always by our side.

We bought this property to use as an escape from city life. We have a house, separate to the holiday house. The property is our little piece of heaven and we love that other people get to experience it too.

These days we’re at the property more often than not as we have fabulous internet and can work from the farm. We’ve had a lot of feedback that guests like it that we are there as it gives them some comfort given it’s a large and rural property, and we equally enjoy meeting our guests!

The views from the house are magnificent and as far as the eye can see. Being out in the country really makes you appreciate nature - sunrises, sunsets, the stars, the moon, thunder storms and rainbows are glorious as you'll have an uninterupted view. The property is close enough to everything you need but secluded enough to make you feel like you're the only ones for miles! There is also so much to explore in the local area.
