This beautiful house is very spacious inside, with a huge dining kitchen, separate lounge, four family-sized bedrooms plus smaller 5th bedroom, and the house can accommodate two, three or four families holidaying together!

Inside, the house has been tastefully furnished, with a high standard of décor and fittings. There are lovely touches like the antique dresser in the hallway, the superb leather reclining sofas in the lounge that you'll never want to get up from, and the magnificent, decorated pine dresser in the kitchen.

The 28 foot-long kitchen is well-equipped with various fitted units, washing machine, electric ovens, Nespresso coffee-maker and gas hob, and has a large sofa and chairs near to the south-facing windows. There is a stunning mahogany dining table, that can squeeze in 12 guests (8 comfortably) with a set of lovely, freshly upholstered, matching chairs.

From May to September, the house is usually warm with little or no heating needed.

For stays from October to April please note the following below:

The kitchen also has a large woodburner with fireguard, and uses eco-friendly well-dried wood from commercially-grown local trees. This provides much of the heat for the house, the remainder coming from the lounge woodburner and electricity from renewable sources. Most of our guests are delighted with the extra-warm kitchen!


All this heat energy is both renewable and sustainable. We will give you some instruction on how to operate the woodburners if required, and all wood is provided free, including kindling. We are usually available to light or fill up the woodburners when necessary during your stay, such as if you are away from the house for the whole day.

There are no additional heating costs in cold weather that you may find in other holiday homes.

The house is also extremely well-insulated to give you extra comfort during your stay, whatever the weather conditions.

All electricity used in the house is from green sources, such as wind and solar energy and biomass.

From the kitchen, there is a door that leads directly out onto the patio with picnic bench.

In the south-facing lounge, there is a smaller but cosy wood burner with fully dried and seasoned wood available. There is a large Smart HD TV with Wi-Fi and Saorview. (YouTube fully accessible or use your own Netflix account). There are books to read, several games to play, and childrens' toys available at your request.

There is a mobile Wi-Fi router with 4G output. There is also a repeater/extender and this, together with the router, give very good Wi-Fi throughout the whole house, including all the bedrooms.

In terms of WiFi usage, as a general rule you can expect a data allowance of 8Gb per day.

The large, luxurious bathroom is fully-tiled, with bath, washbasin and separate shower cubicle.

In terms of sleeping:

Bedroom 1 has a king-size bed with a high-quality Revlon mattress, and with bedside tables/lockers, a set of bunk beds, fitted wardrobes with full-length mirror, coffee table and tiled ensuite power shower and WC. Access to a travel cot if required. Scenic views to the rear garden and meadow.

Bedroom 2 also has a king-size bed and a pine single bed with bedside table/locker. There are also fine fitted wardrobes and a small table or chest of drawers for placing small devices while charging. The room faces south for all day sunshine.

Bedroom 3 has a double bed, a single bed, pine wardrobe, chest of drawers and bedside tables with lamps, and also faces south.

Bedroom 4 has a double bed and a set of bunk beds, fitted wardrobes and faces across the extensive rear garden and meadow.

Bedroom 5 is away from the other bedrooms and is suitable for use by older children and adults. In many similar houses, bedroom 5 would be the utility room, we decided the 2 extra beds would be the best use of the room for the majority of our guests. The room leads directly off the kitchen with its own external door to the rear garden. It has a set of bunk beds and a work top with shelving for storage and a table lamp with bedside locker/table. This room also has a private WC and washbasin.

There is a double mattress available for use in the lounge if necessary.

There are 3-seater and 2-seater reclining leather sofas in the lounge and the same again in the kitchen.

Almost all, if not all, bedding used in the house is 100% cotton for extra comfort. It goes without saying that all bedding is freshly washed for each set of guests including under covers and covers to under pillows.

All bedrooms, as per the kitchen and lounge, have plenty of electric sockets, useful for charging appliances such as phones, tablets, laptops and toothbrushes.

The total of 12 beds will normally sleep up to 16 guests. We can provide extra mattresses if you wish to spread out more.

From August 20th 2020, all listings worldwide on Airbnb are limited to a maximum of 16 guests. We must adhere to that limit.

Being a bungalow, all rooms are easily accessible and this as a safe space for young children and those with limited mobility.

A travel cot, child's high chair and double buggy/pushchair are available for you to use on request. Please try and give us at least a day's notice if you wish to use any of these during your stay.

We care about the well-being and safety of our guests. There are 7 smoke detectors fitted, including one in each bedroom, except bedroom 5. There is a carbon monoxide detector close to each woodburner. All detectors are tested immediately before our guests arrive and one or two will be tested after you arrive so you are familiar with the noise emitted.

This is a pet-friendly property for up to 2 well-behaved dogs. Please keep your pets in the kitchen area as much as possible. In particular, please make sure your pets do not climb on the leather sofas in the lounge and damage them.

For smokers, smoking just inside the rear door to the garden with door open, or just outside the front door under cover with door closed is accepted. Please never smoke elsewhere in the house, especially in the bedrooms.

On the patio there is a large garden bench, ideal for a breakfast or lunch in the sun and fresh air. The rear garden is large, open and flat with well-kept grass and ideal for all ball games.

There are 2 bikes available to use, but again please let us know at least a day before you arrive if you would like to use them.

There is also a table tennis table with full accessories (net, 4 bats suitable for singles or doubles, several balls) available for you to build and use in the garden in good weather conditions.

The house lies on a quiet, leafy, lane with perhaps one or two vehicles per hour passing by, sometimes even less.

The whole house is thoroughly cleaned before new guests arrive. Our reviews testify to this. This is a big house to clean and our standards are high and will not be compromised.

We will be deep cleaning the house between lettings, and this means for a while we will need a longer period of time between guests leaving and new guests arriving.

Current check in time is from 6pm during May to September and from 5pm from October to April. Check out time is by 11am.

After guests leave, doors and windows will be left open for a considerable time for ventilation purposes. Common points of contact such as door and window handles, TV control, leather sofas will be thoroughly cleaned and disinfected. This will all be done as per the latest government requirements for the holiday home sector. As in all respects, we aim to operate to the highest standards.

There is currently a 14 day quarantine period for visitors and returnees to Ireland.

I am sure the few people living locally will still offer a warm welcome to all of our guests, and from whatever backgrounds.

It is also possible to securely reserve and hence guarantee the use of the house for extra hours after the usual check out time or before the usual check in time, but this extra time would be chargeable.

As stated at the start, we genuinely welcome people from all backgrounds.

**Please note the Airbnb platform does not allow more than 5 children aged 2-12 to be booked. However, Airbnb have assured me that they are agreeable for more than 5 children aged 2-12 to stay at our holiday bungalow!

If you wish to bring more than 5 children aged 2-12, please book for 5 children and add the extra number of children 2-12 above 5 to the number of adults.

Example: You wish to book for a group of 6 adults and 8 children aged 2-12.
You will need to book for 9 adults and 5 children. This will not cost you more, because any charge for extra guests through Airbnb is the same for an adult as for a child aged 2-12. (Only children under 2yo are not charged for.)

Further example: A couple with 4 children aged 2-12, and a second couple with 3 children aged 2-12. and a third couple with another 3 children aged 2-12, wish to book together. There are 6 adults and 10 children aged 2-12. They will need to book for 11 adults and 5 children aged 2-12. This is so that they pay for all the 16 guests aged 2+.

If the above applies to your booking, please write to me straight after you have booked with the details of any adjustments you made due to the 5 child booking limit on the platform.

If, for any reason, you wish to bring extra guests to those you have booked and paid for, please contact me before your stay. We will wish to provide for all the guests you bring, and will need to charge accordingly.

Please ensure that the group and household numbers of your stay are within the current government guidelines when you book.

If your group of guests are from different households, each household should follow socially distancing.

There are a few houses along the lane, some used occasionally as second homes. A few minutes away on foot, you come to ancient bog land and it can feel as if you are entering another world. A meandering river lies close by, and it's likely that you will be alone as you explore the peace and tranquillity.

Ballaghaderreen, just 3 miles away, has a large supermarket, bank and many pubs, restaurants and shops. There is a large children's playground.
